dryer vent cleaning in Houston, TX

Why Houston dryer vents clog faster

Humid air carries less lint away. Dew points sit in the 70s from May through September. Wet lint sticks to duct walls instead of exiting. Add bayou-corridor humidity, spring oak and pine pollen, and the constant dust from teardown-rebuild construction inside the Loop. Intakes load up year-round. The dryer runs longer, the duct packs tighter, and the cycle feeds itself.

Housing stock decides the job. Heights, Montrose, and East End bungalows from the 1920s–40s often have laundry in a back porch conversion or a detached garage. Those runs are short, which helps, but the wall vent is usually low and screened over with lint and spider web. Sharpstown, Meyerland, and Oak Forest ranch homes put laundry in an interior hall closet. A 10–20 ft lateral crosses to a side or rear wall, much of it original flex foil that has sagged into a trap.

New three-story townhomes stack laundry upstairs and vent through a chase to the roof. That run is vertical, long, and nobody has ever looked at the roof cap. Downtown-adjacent mid-rises use interior closets with long horizontal runs into shared walls.

Tell us the neighborhood and the floor. That usually tells us where the duct terminates before we arrive.

Frequently Asked Questions

My dryer takes two or three cycles to finish a load in the summer — is that the vent or the dryer?

Usually the vent, but Houston's weather makes it worse either way. From May through September dew points sit in the 70s, so the air your dryer pulls in is already loaded with moisture and has less capacity to carry away what's in your clothes. A vent that was only dirty in January becomes a real bottleneck in August. The test we use: if the airflow out of the exterior hood is weak and the laundry room feels humid and warm after a cycle, the duct is restricted. If airflow at the hood is strong and the run is short and clear, the problem is more likely heating element or thermostat, and we'll tell you that instead of selling you a cleaning you don't need.

I'm in a 1960s ranch in Sharpstown with the laundry in a hall closet. What usually goes wrong with those?

That layout is the most common failure we see in Houston. The closet sits in the middle of the house, so the duct runs 10 to 20 feet laterally to a side or rear wall, and on a lot of these homes it's still the original flex foil. Foil sags between joists, collects lint in every low spot, and crushes behind the dryer when someone pushes the appliance back against the wall. Add a long run with no slope and you get a duct holding lint along its whole length instead of carrying it out. We clean the full lateral from both ends, and if the foil is torn or collapsed we'll say so. It's worth replacing with rigid metal when the ceiling or wall access allows.

How fast can you get out here?

Houston is a big service area and traffic shapes the day more than distance does. Inside the Loop and the close-in neighborhoods we're usually scheduling within a couple of days; for Sharpstown, Meyerland, Oak Forest and points farther out we try to group a morning or afternoon block so we're not crossing the city mid-rush. If you're calling because the dryer is running hot, the vent hood is blocked, or you smell something scorched, tell us when you call. That moves you up, because that's the situation where waiting actually matters.

What makes one Houston job cost more than another?

Access and run length, almost entirely. A Heights or East End bungalow with the washer and dryer on a converted back porch or in the detached garage often has a short wall vent you can reach in minutes, and that's at the low end. A three-story townhome inside the Loop where the laundry sits on the second or third floor and vents up through a chase to the roof is the other extreme. That's roof work, a long vertical run, and more time. Mid-rise units downtown land in between because the closet is interior and the horizontal run is long. Ranch homes depend on whether that 10 to 20 foot lateral is intact rigid pipe or sagging flex. We look at the layout first and tell you what the job actually involves before we start.
