Dryer Vent Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
What's a realistic cleaning schedule for a dryer vent on the Gulf Coast?
Once a year covers most Houston households. The humidity here works against you: dew points sit in the 70s from May through September and relative humidity averages near 75% year-round, so lint inside the duct stays damp and packs down instead of blowing out. Add the oak, pine, ragweed, Bermuda and Bahia grass pollen that rides in through the exterior hood, plus construction dust from the development that never stops, and the buildup gets dense fast. Large families, pet owners, and anyone running loads daily should plan on every six to eight months.

Which symptoms point to a clogged duct?
Clothes coming out warm but still wet after a full cycle is the first one people notice. Watch also for a laundry room that heats up while the dryer runs, a hot cabinet top, a burnt or musty smell, and an exterior flap that barely moves when the machine is going. If you are running towels or jeans twice to get them dry, the restriction is already significant. Lint collecting around the outside hood or behind the dryer tells you the air has nowhere to go.

Walk me through what actually happens during the visit.
We pull the dryer out, disconnect the transition hose, and look at the duct from both ends before anything else. Then a rotating brush on a flexible rod goes through the full run while a vacuum captures what comes loose, so the lint ends up in our equipment and not on your floor. We clear the exterior hood and check that the damper opens and closes. The dryer gets reconnected, the connection sealed properly, and we run a cycle to confirm airflow at the outside termination.

How much of my day does this take?
A ground-floor run on a postwar ranch out past the beltway usually wraps in under an hour. An upstairs laundry in a 1980s or 1990s two-story takes longer, because the duct climbs through a wall cavity and turns before it reaches a roof or soffit termination. Nests, crushed sections, or a hood that has to come off add time. We tell you what we are finding as we go, so nothing about the length of the visit is a surprise.

Why do two cleanings in the same neighborhood come out at different numbers?
Length and shape of the run drive it more than anything. A 1920s bungalow inside the Loop with a short duct punching straight through an exterior wall is quick work. A second-floor hall laundry venting up through the framing and out the roof means roof access, more rod, and more time on the hood. Nest removal, a damper that needs replacing, and swapping out crushed flex duct are the other things that move it. The estimate is free and we give you a firm number before we touch anything.

How do I know the machine isn't the real problem?
A simple test: pull the duct off the back of the dryer and run a short cycle venting into the room. If drying time snaps back to normal, the duct is the issue. If it still takes forever with nothing attached, you are looking at a heating element, thermal fuse, or blower wheel, and you need an appliance tech instead. We check airflow at the hood during our visit and we will tell you straight if the problem is the dryer. No reason to clean a duct that was never restricted.

Rigid metal duct or flexible. Does the choice change anything?
It changes a lot. Rigid metal is smooth inside, so lint travels through instead of catching. Flexible foil and plastic accordion duct has ridges that trap lint at every fold, and it kinks the moment a dryer gets pushed back against the wall. We find crushed flex behind dryers in Houston townhomes and infill units constantly, where the gap behind the machine is tight. Rigid for the concealed run with a short metal transition at the dryer is the setup that stays clear.

Something is living in my vent. Can you deal with it?
Yes. Birds like the warmth of a dryer hood, and with mild short winters and only a handful of freezes a year around here, they nest in these things year-round. We take the exterior hood off, remove the nest and whatever twigs and debris came with it, clean the duct, and install a proper hood with a damper that closes when the dryer is off. We do not use screens or mesh across the opening, because lint blocks them within weeks. If we find an active nest with eggs or young, we let you know and tell you what your options are.

My duct travels too far to vent properly. Any fix for that?
Often, yes. On slab-on-grade construction, which is close to universal in this area since nobody has a basement, every duct has to run sideways through walls or up through framing to find an exterior wall or roof. Some of those paths are longer than they need to be, and a shorter route through a nearer wall or soffit is sometimes available. Where rerouting is not practical, an inline booster fan restores airflow. We measure the run, count the elbows, and tell you which approach fits your house.

Do you have openings today, and where do you travel?
Same-day slots are usually available, and morning calls have the best shot at an afternoon window. We work Houston and the surrounding Upper Texas Gulf Coast area, roughly 50 miles inland from Galveston Bay across the flat coastal prairie. That covers bungalows inside the Loop, the postwar ranch and split-level tracts along the beltway, the master-planned two-story subdivisions farther out, and townhome and mid-rise infill. Tell us your cross streets when you call and we will confirm the window.
